A Guide to Its Regions

Tulum and its nearby areas are a fascinating mosaic of neighborhoods and developments, each with its own character, charm, and opportunities for growth. This guide delves into the most notable regions in and around Tulum, highlighting their unique appeal and ongoing development.

Aldea Zama

Aldea Zama is one of Tulum’s most iconic and first planned neighborhoods, known for its harmonious blend of modernity and nature. Located between the town center and the beach, it boasts well-planned infrastructure, paved roads, underground services and a pedestrian friendly design. Inside this neighborhood we can find some gated communities such as La Privada, Luum Zama, Aldea Maya and Aldea Maya II, perfect for those looking for privacy and exclusivity.

La Veleta

Once a quiet neighborhood, La Veleta has transformed into a lively and dynamic area. Positioned just south of the town center, it has seen remarkable growth in recent years. Its mix of residential streets and boutique businesses reflects Tulum’s unique bohemian vibe.  Due to its relatively small size and location between two main avenues, the area is expected to drive high capital gains over the years as it becomes increasingly desirable to stay and live there. Ongoing infrastructure improvements add to its appeal, making it an area of rapid development.

Region 15

Region 15 lies to the east of La Veleta and is still surrounded by dense jungle; this area maintains a raw and natural charm. The recent opening of Avenida Kukulkan, which directly connects the area to the beach, has significantly boosted property values over the past few years. However, the area still lacks services and infrastructure, requiring patience from investors. As development continues over the next few years, this region is ideal for those looking for a mid-term investment with promising growth potential.

Region 12 / Holistika

Located on the southern edge of Tulum, home to the iconic Holistika Hotel, this area has a reputation for wellness, creativity, and community. Positioned on the left side of Tulum, it is also the closest area to the new Tulum International Airport. The anticipated extension of 5th Avenue down to the beach is expected to become just as significant as Avenida Coba, serving as a major commercial hub. With plans for 4 lanes of traffic and numerous restaurants and businesses, it will enhance connectivity and bring vibrant development to the area. Once completed, this infrastructure is likely to drive a substantial increase in property values.

Region 8

Region 8 is one of Tulum’s most promising areas due to its proximity to the beach and hotel zone. The area is still developing, with a focus on sustainable projects that align with Tulum’s eco-conscious philosophy, positioned to become a prime location for short term rentals, it presents opportunities for presale residential developments. Its strategic location and exclusivity ensure it will remain one of the most sought-after areas for years to come.

Region 11

Region 11 is a rapidly developing area conveniently located near Tulum’s main avenues, offering easy access to both the town center and the beach. One of the most exciting projects under development here is a new commercial plaza that will feature a supermarket, gym, movie theater, and a variety of stores catering to locals. Additionally, the area will soon be home to Tulum’s first university, making it a hub for education and community life.

As an extension of Aldea Zama, Selva Zama is a newer development nestled between Aldea Zama and the beach. The area stands out for its planned residential lots and internal streets, complemented by bike lanes, encouraging an active, eco-friendly lifestyle. This neighborhood is set to become even more desirable with the upcoming Green School of Bali, an international institution focused on sustainability and education, adding to its appeal for those looking to live in a community that prioritizes nature and well-being.
